Our Fee Structure
We don’t just unlock doors—we represent you.
Our tenant representation fee is 30% of one month's rent, due at lease signing.
We advocate on your behalf, negotiate with landlords, and make sure your lease protects your best interests.
What’s Different: The Showing Session Retainer
To make sure our time is well spent and you get full support, we require a small pre-paid retainer before showings begin.
$50 for the first home in your Showing Session
$25 for each additional home during that same session
Up to 7 homes per session
If we negotiate the full 30% fee directly from the landlord, your retainer is refunded in full.
If the landlord only covers part of the fee, your retainer is applied to the remaining balance.
If you don’t lease one of the homes shown in that session, the retainer is non-refundable. Another session can be booked as needed.
